Timing...
Historically the last week in January to the first week in April is the best time of the year to be on the market! Interestingly listings (the homes on the market) were down the month of January with only 81 homes coming on the market compared to 137 last year.
Two factors contributed strongly to this: 1) the bad weather, and 2) more people choosing to rent their homes out rather than sell. (Available rentals have doubled recently).
Although the sales figures have dropped again, we are still up over 30% from five years ago. Realistically, we have given back the past couple of years of increase.
My experience tells me that homes do sell in these tough times, providing they are priced correctly. We continue to see huge activity at all of our open houses, so we know there is interest in buying, but not in over-paying.
